Hello Landfall Residents,
As we work through the process of the addition of the Helmsdale Phase 2 development into Landfall, we wanted to provide you an important update.
Currently, this property has not yet been platted or annexed into the Helmsdale at Landfall HOA or the Landfall community. As a result, this is considered a single real estate parcel that is privately owned by the Developer. Accordingly, none of the Helmsdale Phase 2 property is considered Shared Common Area of Landfall at this time.
Until such time that this parcel’s documents are recorded with the New Hanover County Register of Deeds and the lots are made available for sale, Helmsdale Drive is privately owned by the Developer. The Developer has informed us that the gates installed at Winchester Terrace and South Moorings Drive will be temporarily closed until the final stages of infrastructure preparation are completed. The entrance off of Arboretum Drive will remain open for Developer use, but will not accommodate through traffic. Emergency Services has been notified that Helmsdale Drive is not open.
It is anticipated that annexation and recordation of the plat and associated documents will occur in the next four to six weeks. We will keep you updated as this process progresses.
