A Word From the Chief 

Hello Landfall Residents, 

This month’s article will address a few important reminders regarding the proper use of Landfall’s Shared Common Areas and other community guidelines to ensure a harmonious environment for all. 

Boat Pier – Block 46

First, concerning the boat pier on Block 46, located between the end of Pembroke Jones Drive and Harborway Place, please be advised that this area IS NOT a Shared Common Area for all Landfall residents. Its use is restricted to the lot owners within Block 46 who have assigned boat slips. This pier should not be used as a Shared Common Area for fishing or boat landing without the express permission of a resident who has access to an assigned boat slip. 

Easements in Landfall

Second, regarding Maintenance and Stormwater easements within Landfall, it is important to understand that the presence of these easements on a plat map does not designate them as access easements for pedestrian traffic or as a Shared Common Area. These easements, particularly adjacent to ponds and storm drainage, are typically for the sole use of the Landfall Council of Associations (LCOA) or the Country Club of Landfall (CCL) maintenance teams to access areas that require upkeep and may not be able to be reached otherwise. Please call the LCOA or Landfall Security if you have questions regarding access to a particular area. 

Nature Trail Safety

Third, we frequently receive reports of misuse of our Nature Trails. Please remember that these Trails are intended for non-motorized recreational activities. The use of motorized vehicles such as E-Bikes, dirt bikes, and/or golf carts is prohibited so that the Trails’ integrity can be maintained and to ensure the safety of all users. Please be aware that Landfall Security intends to increase their presence and surveillance of the Nature Trails and these areas are also subject to video monitoring. 

Landfall Security Availability

Finally, we want to remind all residents that Landfall Security is available 24 hours a day, 7 days a week, 365 days a year. If you notice any activity that you believe to be against the community’s Rules and Regulations, please inform Landfall Security in a timely manner. The quicker that you call, the quicker we are able to address the violation. While we understand that you may not wish to be associated with reporting an incident, it is challenging for us to address situations effectively when they are reported hours or even days after they occur. Please be assured that if we make contact with any violators, we will not disclose the reporting party. 

If you observe something that you consider dangerous or of a great safety concern, please contact the Wilmington Police Department (WPD) first by calling 911. In turn, the WPD will contact Landfall Security and we will respond to your call to support WPD as needed.
