Hello Landfall Residents,

It is hard to believe that summer will be coming to an end soon. With that said, it means back-to-school time for our kids. Please be mindful and allow more time when traversing the Landfall roadways, as traffic may increase through the week in the mornings and late afternoons. Please drive the posted speed limits and share the roadways with pedestrians and bicyclists. Do not drive too closely to the vehicles in front of you. Tailgating is dangerous and should be avoided. As we head into this new school year, I have just a few additional reminders for you, as well as an announcement to make.

Political Season

First, as the November 5, 2024, General Election gets closer, please keep Section H. USE RESTRICTIONS, Item 5, of the Landfall Rules and Regulations in mind. This Political Sign Display Policy Section states that you can place one sign of political endorsement on your property 45 calendar days prior to election day and ending 7 days following election day. This means that starting September 21st you will begin to see political signs displayed in the Landfall community. To better understand the parameters of signage, as well as sign placement, you may visit the Landfall COA website for further information by clicking here.

E-bike & Golf Cart Reminder

As we have reported in previous newsletters, E-bikes and golf carts continue to be very popular, but are also an area of concern reported frequently to Landfall Security. One of the main issues encountered is the underage usage of both golf carts and E-bikes. Please remember in the Landfall community, riders of E-bikes and drivers of golf carts must be at least 16 years of age. Also, you must abide by the posted speed limit of the road you are traveling. E-bikes, golf carts and other motorized vehicles are not allowed on the nature trails. If stopped for any of these violations, parents are subject to a citation for their children’s violation.

Pet Reminders

Always remember, pet owners are responsible for cleaning up after their pets and disposing of waste in an appropriate container. We have found waste bags thrown in the community’s gutters and stormwater drains throughout the entire neighborhood. This practice leads to issues with proper drainage that will impact you, as well as all your neighbors. In addition, we have received reports of waste bags being disposed of on other neighbors’ property. Please properly dispose of your pet waste. Also, be mindful of where your pet urinates as many of your neighbors have lawns that can be impacted negatively from this routine practice.

Announcement

Finally, I want to announce that I will be stepping down as Landfall’s Chief of Security effective August 30th. I have enjoyed my time as your Chief of Security over the last 8 years. Safety has always been at the top of my list for this wonderful community. I appreciate all the support that you have shown my Staff and me over this time. Thankfully, your current Assistant Chief of Security, Dan Clements, has accepted the position of Chief. Dan is very familiar with the Landfall community, having been with Landfall Security for over 28 years. To say you will be in good hands is an understatement. Best of luck to Chief Clements!

Have a great 2024-2025 school year! And, as always, we appreciate your support and are here when you need us!

Thank you,

Chris Adam

Your Landfall Security Team
